PRICE QUOTES & ORDERS

Please include as much information as possible when requesting a price quote or when ordering a survey.  Emailing or faxing the information is most practical.  Copies of deeds, title policies, maps etc. can be easily scanned or faxed.    Please include the following:

      
       Name, address and phone.  If available, fax & email.
       
       
Property address if different from mailing address.
      
      
The type of survey required or the reason why you need a survey.  Is it for new
       construction, a property line dispute, or a requirement of a bank or mortgage
       company, etc?

       The legal description for the property from the most recent deed or title policy.  *
       
       Copies of any previous surveys.

       When does the survey have to be completed?

       Is there anyone that must be contacted before beginning the job such as a banker,
       realtor, attorney, builder, etc.?

       Is the property accessible or will special provisions have to be made to do the
       work?

       *  Property descriptions from tax bills are abbreviated and sometimes inaccurate.

 
COST OF SURVEY

Firm prices can be quoted for most routine survey work and the scope of services clearly set forth in a work order or contract.  It is my objective to achieve a precise understanding among all parties involved in a project regarding scope and cost before the work begins.

One of the most uncertain factors relating to the cost of a survey is the time involved in finding survey markers and property corners.  It is important for people to understand that the careless treatment and destruction of survey points adds significantly to the cost of survey work.

The following are approximate estimates and based on past average actual costs.

BOUNDARY SURVEYS generally cost between $700 - $1800 for lots and small acreage parcels.  Large acreage parcels and properties that have complicated legal descriptions can cost more than $4000.

ELEVATIONS CERTIFICATES have a minimum charge of $500 and can cost more than $1000 depending on the specific location of the property.

LAND DIVISIONS cost about $600 - $800 per parcel for 4 splits or more.  If there are less than 4 splits, the cost per parcel can be $1000 or more per parcel.  Local requirements and the specific location of the property will affect the cost of land divisions.  Please check with the appropriate department in the city, township or village that regulates land divisions for your property.  It is usually necessary to fill out an application form and pay a fee before a new land division is approved.  All land divisions must be in compliance with state laws and local ordinances.  If you would like a price quote on a land division, please make a preliminary sketch of your plan.  Also obtain a copy of the local requirements.  This information along with a copy of the deed for the parent parcel will be necessary so that a firm price can be determined.

TOPOGRAPHIC SURVEYS cost approximately $1600 for a one acre parcel and approximately $3000 for a ten acre parcel.  Factors such as brush, terrain, acreage and the number and type of buildings and improvements on the property significantly affect the cost of a topographic survey.  Costs for topographic surveys can vary considerably.
 
MORTGAGE SURVEYS for banks and mortgage companies have a minimum charge of $225 for residential lots in a recorded subdivision in the immediate Monroe area.  Metes and bounds descriptions, large acreage parcels and commercial properties are priced on an individual basis.  A mortgage survey on one of these more complicated types of properties can cost approximately $500 or more depending on location and legal description.  No property corners are set on mortgage surveys.  They only show the location and types of improvements that exist on the property.
 
Fixed fee quotes on other types of surveys including construction staking are available.  It is necessary that specific details of the survey requirements be made available so that the cost of the staking or surveying can be determined.

Price quotes are free along with an initial, informational consultation.

RESPONSE TIME

Surveying keeps me out of the office on a regular basis.  However, I monitor my phone messages and email every day and try to respond promptly to all messages. 

I will be happy to meet with you at your office, job site or any convenient location to discuss your project.  Arrangements can be made for evening or weekend appointments.

The amount of time that it will take before your survey is started can vary, depending on the current work backlog.  As with any activity, when ordering a survey, it is best to plan ahead.  At times, weather conditions and other events can create problems that slow work schedules.

Construction and design schedules, real estate closings and other criteria dictate time frames.  My promise to my customers is that I will make every reasonable effort to complete your project on or before our agreed upon deadline.  If I know that I can’t meet your deadline, I’ll tell you before you hire me.
